Tours and Visits

We'd love to show you around! Our downtown Philadelphia apartments are on 1830 Lombard Street, Philadelphia, PA 19146 in the Graduate Hospital neighborhood. Schedule a personal tour by calling our leasing office (Sun-Thurs, 10 AM-6 PM) or book online anytime on our website. We also offer live virtual tours and pre-recorded videos upon request.

Application and Leasing

Applying is simple. You can submit your application directly on our website. Our leasing team can also email you a personalized application link.

You will need a government-issued ID (driver’s license, passport, etc.) and proof of income, such as your two most recent paystubs or an employment offer letter.

Applicants must have a gross monthly income that is three times the monthly rent.

We offer flexible lease terms from 3 to 18 months. Please note that pricing varies depending on lease length.

For the security of our community, subleasing is not permitted. However, we can assist with a formal lease replacement. Please contact management to discuss the process.

Yes. All residents must maintain an active renter's insurance policy with at least $100,000 in personal liability coverage for their protection.

About 90 days before your lease ends, we'll send you a renewal offer. You can then select your preferred term and sign electronically through the resident portal.

Move-In and Move-Out Support

Yes, the standard fees are:

  • $75 application fee.
  • $350 one-time amenity fee.
  • $500–one month’s rent security deposit (based on screening).

Absolutely. Our management and concierge teams can help coordinate your move-in time, reserve the elevator, and provide clear direction for movers.

We encourage temporary, removable decor! For permanent changes like painting, we just ask that you get written approval from management first.

Our leases include a two-month installment buyout clause and require a 60-day notice. Please contact management for the specific terms of your lease.

We require a 60-day written notice submitted via our Notice to Vacate form.

Simply submit your Notice to Vacate, schedule a final inspection, and return all keys/fobs. We will then finalize any charges or refunds.

Your refund will be mailed to your provided forwarding address, typically within 30 days of move-out.

Fees and Payments

Your security deposit will be between $500 and one month's rent, based on screening results.

Utilities are not included. Residents are responsible for electricity, water, and sewer.

The building is serviced by Xfinity and Verizon Fios. Verizon also offers special discount packages for our residents.

You can pay through the RentCafe resident portal (bank account, credit/debit, Apple Pay). We also accept personal checks and certified funds in the office.

There is a one-time $350 amenity fee. There are no monthly amenity or tech fees.

Parking

Yes. Reserved parking is available for $300/month (subject to availability).

Residents can allow guests to use their reserved space. Please notify the concierge in advance to avoid towing.

We do not have EV charging stations at this time.

Maintenance and Requests

You can submit requests through our resident portal or by contacting the office.

Most work orders are completed within 24–48 hours, depending on severity and parts availability.

Pet

Yes, The Pepper Building is a pet-friendly community! We welcome up to 2 pets per apartment.

Yes, certain dog breeds and other animals like monkeys, ferrets, and snakes are restricted. Please contact the leasing office for more details.

We have an on-site courtyard for outdoor breaks and are a short walk from the Schuylkill River Park dog run.

Amenities and Facilities

As a resident, you'll enjoy exclusive access to our 24/7 fitness center, resident lounge & clubhouse, outdoor courtyard with grills, business center, secure package room, and more. We also offer partnerships with City Fitness and Amenify Housekeeping.

Yes, every apartment home includes its own washer and dryer.

We offer free Wi-Fi in our amenity spaces, however high-speed internet is not included in your rent. We encourage residents to choose the internet provider that best suits their needs.

Our concierge team securely logs and stores all packages, sending you a notification as soon as they arrive.

Yes, through our partnership with CORT Furniture, you can rent a fully customized furniture package.

Yes, quiet hours are observed from 10 PM to 8 AM daily.
